A $450,000 colonial and a $2.5 million estate aren't shot the same way, and they shouldn't be marketed the same way either. The photography approach needs to match the buyer's expectations — and luxury buyers expect more polish, more coverage, and fewer compromises.
A standard listing might need 25-35 photos and an hour on site. A luxury property usually needs more time per room — multiple angles, detail shots of finishes and fixtures, and careful attention to staging — because buyers at this level are evaluating craftsmanship, not just square footage.
At a higher price point, an exterior shot grabbed at whatever hour the appointment happened to fall can look under-marketed. Luxury exteriors get scheduled around the light — front-facing elevations shot when the sun is actually on the facade, landscaping and hardscaping photographed when shadows show depth instead of flattening it. It costs nothing but planning, and it's the difference between a home that looks photographed and one that looks documented.
Luxury buyers are more likely to be relocating or shopping from out of state, which means video and aerial footage often do more selling than photos alone. A walkthrough video and drone coverage of the lot, water frontage, or acreage give a remote buyer the context stills can't.
Standard listing editing brightens and corrects; luxury editing needs to preserve the texture and material quality that justify the price — natural stone, wide-plank flooring, custom millwork. Over-processed HDR can flatten exactly the detail that's supposed to sell the house, so a more careful, true-to-life edit matters more here than volume of shots.
