The photos that stop a scroll online are the same ones that fill an open house. Here's how to put them to work before the sign even goes in the yard.
An open house lives or dies in the week before it happens, not the day of. By the time someone drives past your yard sign, they've usually already decided — based on what they saw online — whether the house is worth a stop. That means your listing photos are doing the recruiting, not the sign.
Your MLS hero shot should sell the house. Your open house promo should sell the experience of walking through it. A bright kitchen, a backyard built for entertaining, a primary suite that looks like a retreat — pick the image that makes someone picture themselves there on a Sunday afternoon, and use that one for open house promotion specifically.
One Instagram post the morning of the open house isn't a marketing plan. A simple three-post cadence works better: a teaser 4-5 days out with one striking photo, a detail post 1-2 days out (kitchen, primary suite, or the yard), and a day-of reminder with the time and a clear photo of the front exterior so people can spot the house from the street.
A printed flyer isn't just for people already standing in the house — it should be good enough to hand a driveway browser and have them come back later. Use full-resolution photos (never a screenshot from MLS), and lead the flyer with the same hero shot you used to promote the open house online, so the two reinforce each other.
Local Facebook groups and Nextdoor posts about an open house tend to outperform paid ads for turnout — but only if the photos are good enough to justify the click. A well-lit exterior shot and one standout interior are usually enough to earn a share from a neighbor who knows someone looking.
Open house turnout is decided before the open house starts.
