That gap between ZHVI and closed sales is a mix effect — Allston trades a lot of small student-adjacent condos — and it is worth explaining to a seller before they anchor on the Zestimate. Against Greater Boston's $657,750 condo median, Allston is now priced right at the regional midpoint.
