Back Bay picked up supply over the early summer — 195 active listings and 61 new ones this month, up from 176 and 63 a month ago — and buyers absorbed it anyway: median days to pending fell from 17 to 14. Typical home value slipped again to $1,327,018 (-2.7% YoY) while the median sale price rose to $1,587,278, which is the usual Back Bay pattern of a small number of large, high-end closings pulling the sale-price line above the index. Median list price came down to $1,819,983, so sellers are meeting the market on ask rather than holding out. Expect real competition under $1.5M and slower going on anything priced above the list-price median.
