The headline number to explain to clients this month is Zillow's typical home value, which fell to $552K, down 27.6% year-over-year — a much steeper drop than anything in the closed-sale data. Redfin's median sale price actually rose 11.1% to $522K and price per square foot is essentially flat at $616 (-0.6%), but only 4 homes sold versus 10 a year ago, so both figures rest on a very thin sample. Homes are taking 44 days versus 38 last year, and the Compete Score eased to 53. With 25 active listings against 6 new ones in June, West End's Charles River Park towers still offer the lowest entry point in the immediate downtown core — price off in-building comps, not the ZHVI.
